I had one where I knocked on her door one day and because no one answered I knocked again the next. They were a month from foreclosure and I had written them a letter already.
She came to the door as I was walking away and said many choice words and slammed the door. I just walked away and drove to the next house 
(Glad I don t live in the same house as her)
Their house has gone back to the bank already. If they would have been willing to listen I could have bought their house from them.
