<p>Most online businesses would probably consider their domain name to be quite important and with good reason. Before searching a specific term i.e.   clothes shop,   customers may simply type in the URL;   clothesshop.com,   because it makes sense. Now, if that URL is already taken especially for start-ups, then that&#8217;s something to consider in itself. It&#8217;s a good idea to make sure the domain name is available when coming up with a name for your brand, or at least make sure that you  ll be able to acquire it. You can  t forget that products have their own brands, so think about how you can apply this to domain names. For example, you would expect Apple to own iPad.com, considering the huge announcement about the device the company made this year, but someone else has that domain. You need to make sure you cover every variation of your brand in terms of domain names. This means getting all variations possible; get typos, different extensions, country codes and use 301 redirects on misspells of key brands (including singular/plural versions). When it comes to domain names for different products, it&#8217;s best to build sub-sites around these with their own content, which can help drive links and improves SEO value and traffic. It  s more difficult to get the .com on the end of your company name and you have to face the fact it just isn  t possible. As an alternative; try to find a different aspect of your brand to centre your domain around. Think about unique key phrases within your company&#8217;s slogan - you may find an opportunity there. Finally, domains should be easy to remember, not too long, easy to spell, relevant to your brand, and avoid complicating characters such as hyphens. <p>Hi everyone!</p>
<p>I am very new to the real estate investment/landlord game. Here is my situation, any advice and/or opinions gladly welcomed. </p>
<p>I own a 2+bed home w/ 1.25 acres in a rural area of Washington state. I just refinanced at 5.25% for 30 years (no equity pulled, just lowered the interest rate). My PITI payments are $1033/mo. The home is mortgaged for 145,000 and it is very likely that that is all that it is valued at (FHA refi streamline so no appraisal done). While I was still living there, I found a roommate to rent the 2nd bedroom w/ utilities included for $400/mo. It&#8217;s a very long story but due to work factors, one month after moving in the roommate, I found an apartment to rent in the Seattle area and have moved up there. I still have a lot of belongings at the house, including a couple of foster cats and return once weekly to care for them/go through belongings/etc. After moving to the apt., I cancelled the internet at the house and had the tenant get his own home phone service. The home has a well and I am still paying for electricity/garbage. I have not raised the rent on the tenant and he has been helping clean up the house of his own accord.</p>
<p>Now here is my plan, tell me if I am crazy. The home needs a host of minor repairs and needs to have a closet and connecting wall replaced due to water damage. Repairs/yard clean-up will likely cost about $5-8K. These things need to be done before I can sell the place or rent it out in its entirety. It can be difficult to get reliable rent-by-the-room tenants in that area so I don&#8217;t want to run out my current tenant until I have the place ready to rent out in entirety. I estimate that it will take me about a year to afford and get done all of the necessary repairs. </p>
<p>I would like to keep going down weekly until I can find a new home for the cats and have condensed all my belongings. Estimate 6mo or less for this. After that point, I want to ask my tenant to take over all utilities (anywhere from $60-220/mo depending on the season). In one year or whenever the property is in a condition to rent out in entirety, I want to raise the rent to market value for the house which I anticipate to be $1100-$1300. I would allow him to add roommates (potentially 2 other bedrooms to rent out besides his own) as long as they go through the same screening process and are added to the lease. At this point, if he wants to leave, I would be able to advertise for a new family at the market value.</p>
<p>I know that in the meantime I am taking a huge loss on the property, but I can afford the mortgage on the house and the rent on my apartment simultaneously and I really don&#8217;t want to nor can afford to sell the property. Also, I am working on building savings so I do not have a lump sum of cash to do all the repairs at once in order to be able to market the house in its entirety.</p>
<p>Does this sound like a reasonable plan or am I crazy? After the house is renting at market value, I will be making $100-300/mo over PITI to put into a repair fund as well as have $800/mo more in the budget than I am currently paying now with carrying the mortgage + apt. rent. I plan on then hopefully quickly building a repair/expenses fund for the home to cushion me. Not sure yet if I will eventually sell the property once the housing market improves or if I will keep it as a long-term rental investment. Probably depends a bit on the market and on my experiences as a landlord!</p>

<p> Herein lies the dilemma of the land trust. Put B buyer as Trustee and submit the trust document to A Lender as part of the original short sale, then they are going to be concerned that it is not an Arm&#8217;s length transaction, tell A Seller is in violation of the terms of the promissory note, or that Trust is in valid because the B buyer and the Trustee are the same . All of the above arguments I have had to deal with personally. </p>
<p> Is this legal? My attorney has written several letter&#8217;s arguing it is legal mainly because these are not regulated entities and there is no case law challenging the validity of the transaction. </p>
<p> However, it is clearly gray because it can be argued you are forming the trust for the benefit of your corporation and accepting the trustee role is a conflict of interest becuase you have a fiduciary responsibility to the beneficiary (A Seller). Of course, it can also be argued that you are facilitating a <br />sale of a short sale and as long as the seller is not being harmed, you can claim, you are acting in the best interests of the beneficiary. </p>
<p> I disagree with your title companies assumption that the C buyer&#8217;s lender will agree to underwrite the loan because your a trustee on the document. Clearly, any underwriter may question the fact you essentially formed a trust and are selling all within a six week period. </p>
<p> I know Wells Fargo, Bank of America, and others will not even look at underwriting with a land trust involved. I guess what I am trying to tell you is that it is still no slam dunk. </p>
<p> Are you using old school? Is the C buyer FHA? If they are conventional, which lender are they using? </p>
<p> In theory Land Trusts seem great, but they have equally as many problems as any other contract type. It boils down to the C buyer&#8217;s lender whether the underwriter is comfortable with the transaction. If your title company has experience with using trusts with this particular lender, then go for it. If not, I would be concerned with this advice.</p>

Similarly, Indiana home foreclosures failed to drive up total sales despite the availability of affordable homes, but the rate of sales decrease was smaller than in the metro area. A total of 2,735 existing homes were sold statewide, a drop of 1.4 percent from the 2,774 pre-owned units sold in January 2009. Nevertheless, despite the drop in sales, real estate professionals were encouraged by the spike in home prices statewide. According to them, the slowdown in the flow of residential property to foreclosures in January may have pushed up home prices. The developer of the shopping complex, Centerrra Lifestyle Center, has not found the money to pay its almost $113 million balance on the $116 million it borrowed from KeyBank. The Promenade Shops has been in foreclosure since last year, but KeyBank gave the developer until March 16 to cure the problem. According to Jay Hardy, manager of Centerra, if the retail center goes to auction, business will go on as usual at Promenade. He added that Centerra partners Poag &#038; McEwen and McWhinney could even participate in the bidding.
